Registered Rules
About this document: These rules are registered with the ACT Land Titles Office under the Unit Titles Act 2001 and are binding on all owners, occupants, and visitors. Rules may only be amended by special resolution at a general meeting and re-registration with LPI.

Part 1 — Noise and nuisance

Rule 1.1 — An owner or occupant must not create noise likely to interfere with the peaceful enjoyment of another owner or occupant between the hours of 10:00pm and 8:00am on any day.

Rule 1.2 — Musical instruments, amplified music, and power tools are subject to the noise restrictions in Rule 1.1.

Part 2 — Common property use

Rule 2.1 — An owner or occupant must not obstruct common driveways, pathways, or access ways.

Rule 2.2 — Visitor parking spaces are available for a maximum of 24 consecutive hours. Extended parking requires written approval from the Executive Committee.

Rule 2.3 — No owner or occupant may place any item in common areas without approval of the Owners Corporation.

Part 3 — Alterations

Rule 3.1 — An owner must not carry out any alteration to common property without prior written approval of the Owners Corporation by ordinary resolution.

Rule 3.2 — Alterations to lot property that affect the appearance of the building or common property require written approval of the Executive Committee.

Part 4 — Pets

Rule 4.1 — Pets are permitted subject to prior written approval of the Executive Committee. Approval may be granted with conditions.

Rule 4.2 — Owners are responsible for the behaviour of their pets in common areas. Pets must be leashed in all common areas.

Part 5 — Waste

Rule 5.1 — Bins are to be placed at the designated collection point on collection day only, and returned to the bin store by the end of the same day.

Rule 5.2 — Bulk waste items must not be placed in common areas. Owners are responsible for arranging bulk waste collection independently.

Part 6 — Compliance

Rule 6.1 — An owner is responsible for compliance with these rules by their tenants, occupants, and visitors.

Rule 6.2 — Failure to comply may result in the issue of a Rule Infringement Notice (RIN) under section 129 of the Unit Titles (Management) Act 2011.

Rule Infringement Notices: If you receive a RIN, you have 28 days to remedy the breach. If you believe a RIN has been issued in error, contact the manager at manager@nextstrata.com.au within 14 days.
