Units Plan
About this document: The registered units plan defines the boundaries of each lot, the common property, and each owner's unit entitlement. On appointment, a copy of the registered plan will be stored here. The plan is available from the ACT Land Titles Office via Access Canberra.
What the units plan shows
The units plan is the definitive legal document for your scheme. It shows:
- Lot boundaries — the precise boundary of your individual unit. You are responsible for maintenance of everything inside this boundary.
- Common property — everything outside the lot boundaries, including driveways, gardens, external walls, the roof structure, and shared facilities. The Owners Corporation is responsible for maintenance of common property.
- Unit entitlements — each lot's proportional share of the scheme. Levies are calculated in proportion to unit entitlements.
- Lot dimensions — floor area and boundary measurements for each lot.
Unit entitlements — UP12936
| Units | Entitlement per lot | Total entitlements | Levy proportion |
| Units 1–45 (all lots) | 1 | 45 | 1/45 per lot (2.22%) |
All 45 lots carry equal unit entitlements, meaning each owner pays an equal proportion of scheme levies.
