Most strata managers operate large portfolios with minimal contact. Revenue is supplemented by commissions from insurers and referral arrangements with contractors — arrangements that are common, often undisclosed, and ultimately paid for by owners. We built our practice around a different set of principles.

Every maintenance request acknowledged within 24 hours, in writing, with a reference number. Every EC communication answered within one business day. Legal notices forwarded to you the day they arrive. Responsiveness is not a personality trait — it is a system. We have built the system.

Document access for owners at any time. Financial statements for every EC meeting. Nothing you have to chase us for. Your complex's financial position and maintenance status are visible to the EC whenever they want to look — not just when we choose to share it.

No commissions. Ever.
Zero commission from any insurer. Zero referral fees from any contractor. No ownership interest in any supplier we recommend. Our fee is our only income from managing your scheme. When we recommend an insurer or a tradesperson, it is because they are the right choice — not because they pay us to say so.

Same-day legal notice forwarding Every legal notice received is forwarded to the EC on the day it arrives. Without exception.
One business day EC response Every communication from the Executive Committee answered within one business day.
On-time AGM and financial delivery Every AGM pack and financial statement prepared and distributed on schedule. Every time.

If we consistently fail to meet these commitments, you may terminate our agreement with 30 days written notice — no penalty, no dispute. We include this not as a caveat but as a signal: we are confident enough in how we work to be held to it.

Next Strata is a Canberra-based strata management practice. We manage a small number of schemes attentively — your complex would not be a line item in a portfolio of two hundred.

We use technology to handle the administrative volume of strata management: levy notices, financial reporting, document management, maintenance tracking, correspondence. That frees our people to focus on the things that actually require judgment, presence, and professional expertise.

We are licensed strata managers under the ACT Agents Act. We carry professional indemnity and public liability insurance. We hold no commission arrangements with any third party.
