Most strata managers operate large portfolios with minimal contact. Revenue is supplemented by commissions from insurers and referral arrangements with contractors — arrangements that are common, often undisclosed, and ultimately paid for by owners. We built our practice around a different set of principles.
We do not deal in vague assurances. These are the specific commitments we make to every owners corporation we manage.
If we consistently fail to meet these commitments, you may terminate our agreement with 30 days written notice — no penalty, no dispute. We include this not as a caveat but as a signal: we are confident enough in how we work to be held to it.
Next Strata is a Canberra-based strata management practice. We manage a small number of schemes attentively — your complex would not be a line item in a portfolio of two hundred.
We use technology to handle the administrative volume of strata management: levy notices, financial reporting, document management, maintenance tracking, correspondence. That frees our people to focus on the things that actually require judgment, presence, and professional expertise.
We are licensed strata managers under the ACT Agents Act. We carry professional indemnity and public liability insurance. We hold no commission arrangements with any third party.
We do not publish a fixed fee — every scheme is different and we will not quote without first understanding yours. What we can commit to is a clear, detailed proposal within five business days of an initial conversation.
